Tucson slabs swing from scorching afternoon heat to cool desert nights, and that daily temperature shift is what cracks rigid coatings over time. Polyurea stays flexible through that movement instead of fighting it, which is why Tucson Epoxy Elite reaches for it on garages, shop floors, and any slab that takes heavy use or direct sun.

It also sets fast, so a floor that's out of commission for days with standard epoxy can often go back into service the same day.

What's included

What's included with Polyurea Floor Coatings

Typically included: slab assessment, grinding and surface prep, crack and joint sealing, sprayed base coat, and a fast-cure topcoat. Optional: reinforced build-up in high-wear zones, color tinting, and slip-resistant texture blended into the topcoat. Customer prep: clear the space of vehicles and stored items, and arrange for the area to stay closed for the cure window we quote.

How it works

How our Polyurea Floor Coatings process works

  1. Substrate Assessment photo
    Step 1

    Substrate Assessment

We test the slab for moisture and strength before committing to a coating plan.

  2. Surface Grinding photo
    Step 2

    Surface Grinding

Diamond grinding opens the concrete so the spray coat has something to grip.

  3. Joint & Crack Sealing photo
    Step 3

    Joint & Crack Sealing

Expansion joints and cracks get sealed first since Tucson's heat cycling reopens weak spots fast.

  4. Spray-Applied Base Layer photo
    Step 4

    Spray-Applied Base Layer

The base layer goes on by sprayer for even coverage across the full slab in one pass.

  5. Reinforcement Layer photo
    Step 5

    Reinforcement Layer

High-wear areas like entry points and tire paths get a reinforced second pass.

  6. Fast Final Cure photo
    Step 6

    Fast Final Cure

The floor cures quickly enough that most garages and shops are back in use within hours.

Materials

Materials and methods for Polyurea Floor Coatings

  • Pure Polyurea Coating photo

    Pure Polyurea Coating

Handles Tucson's summer slab temperatures without softening, and flexes rather than cracks as the concrete expands and contracts.

  • Hybrid Polyurea-Epoxy System photo

    Hybrid Polyurea-Epoxy System

Pairs epoxy's hardness with polyurea's speed, a practical middle ground for garages that see both vehicle weight and quick turnaround needs.

  • Impact-Resistant Topcoat photo

    Impact-Resistant Topcoat

Holds up to dropped tools and parked trailers without denting, useful in Tucson garages doubling as workshops.

  • Thermal Shock Resistant Layer photo

    Thermal Shock Resistant Layer

Built for the gap between a 115°F slab in July and a cool monsoon evening, so the coating doesn't shock-crack.

  • Chemical Barrier Sealant photo

    Chemical Barrier Sealant

Blocks motor oil and pool chemicals common in Tucson garages and backyard storage areas.

  • Elastomeric Additive photo

    Elastomeric Additive

Adds give so the coating moves with older Tucson slabs that have settled slightly over the years.

FAQs

Polyurea Floor Coatings FAQs

Does polyurea cost more than epoxy?

Typically. The faster cure and added flexibility come at a premium, but for garages or shops that can't sit closed for days, the trade-off often pays for itself in lost downtime alone.

Can polyurea go over an existing epoxy floor?

Sometimes, if the old coating is well-bonded and in decent shape. If it's peeling or bubbling, we remove it first so the new system has clean concrete to bond to.

Is polyurea better than polyaspartic for Tucson garages?

Both resist UV and heat well. Polyurea cures faster and handles more flex, which makes it a better fit for slabs with heavier equipment or more temperature swing, like a detached shop or a garage that bakes in full sun.

How thick is a typical polyurea coating?

Thickness depends on use. A standard garage coat is thinner than what we'd spec for a shop floor seeing forklift traffic or heavy tools.

Will polyurea yellow in direct sun?

A properly formulated UV-stable polyurea holds color far better than standard epoxy under Tucson's sun exposure, though placement (direct vs covered) still matters for long-term color retention.
